I get a kick out of watching the remodeling programs on HGTV. They're very big on tearing down walls and creating an "open concept." As if it's that easy!
I found out that it's not that easy. We had to get an architect and an engineer involved which cost money and time.
We also had to move ducting for the furnace and water heater.
While the Property Brothers and Fixer Upper make it seem like no big deal, it is.
Here is the BEFORE floor plan.

As you can see, we carved out space in the hallway for a powder room and located a stacking washer and dryer in a closet.
The hallway bathroom gets a total reconfiguration, along with relocating the door.
This allows me to put an armoire in the hallway where the previous door was.
It will serve as a linen closet, since that went away to make room for the laundry.

Just this week, sheetrock was installed, taped and mudded.
The hallway bath is shaping up!
Now everything gets primed and ready for cabinets which will arrive on Tuesday next.

Normally, I'm not a big fan of "open plan", especially when you can see the the entire livingroom, eating and kitchen from the front door. However, your new floor plan makes so much sense. LOVE how you were able to capture so much space and light by elimiating the hallway and nook. The view from the foyer down the hallway will be so charmng with an armoire on the wall, but then YOU knew that!
I, too, have misgivings about open floor plans, but I like this one. I particularly like the fact that you’re keeping a separate Dining Room. I really love having a separate space for dinner parties. It does seem like it’s coming together fast! That armoire sounds wonderful. I can’t wait to see more of the progress.
I so want to expand my kitchen and living area! Theoretically it would be somewhat simple - knocking out the entire long back wall of the house and pushing it all out about 6-7 feet. But since my only living area and the kitchen would be involved, it would require moving out, and I have 3 senior dogs and a cat and nowhere to go :( Instead I'm looking into just adding on a library, utility room and screened-in porch - but it breaks my heart to leave the small living/kitchen area as-is :(
It turned out beautiful! Those shows are so unrealistic regarding budgets and timelines.
